What's this home actually worth?
The RCIB Estimate is our own automated valuation model — built in-house, tuned on Greater Toronto Area sales, and accurate to roughly 5.0% median error. It's the number Realtor.ca and most portals don't give you.
Comparable sales
We find recent nearby sales of similar homes — by distance, size, beds/baths, and recency — and weight the closest matches most.
Market adjustment
Each comparable is adjusted to today's market using a per-property-type price index, so a sale from six months ago still tells us something useful now.
A confidence rating
Every estimate comes with a confidence level based on how many strong comparables we found and how tightly they agree.
Why an account is required
The estimate is grounded in TRREB sold-price data, which the Toronto Regional Real Estate Board's VOW rules reserve for registered, verified users. Registration is free and takes a minute — once your email is verified you'll see the RCIB Estimate, the comparable sales behind it, sold prices, and price-drop alerts on every listing.
