What's this home actually worth?
The RCIB Estimate is our own automated valuation model: built in-house, tuned on Greater Toronto Area sales, and accurate to roughly 5.0% median error. It's the number Realtor.ca and most portals don't give you.
Comparable sales
We find recent nearby sales of similar homes (by distance, size, beds/baths, and recency) and weight the closest matches most.
Market adjustment
Each comparable is adjusted to today's market using a per-property-type price index, so a sale from six months ago still tells us something useful now.
A confidence rating
Every estimate comes with a confidence level based on how many strong comparables we found and how tightly they agree.
Our track record, in the open
We backtest the model against real GTA closings and publish the result. No estimate is a guarantee of value (only the market sets that), but you deserve to know how close ours usually lands before you lean on it.
Half of our estimates land within 5.0% of the eventual sale price.
Nearly four in five estimates fall within 10% of the sold price in backtesting.

Why an account is required
The estimate is grounded in TRREB sold-price data, which the Toronto Regional Real Estate Board's VOW rules reserve for registered, verified users. Registration is free and takes a minute.
